An impressive country home that boasts a historic windmill and watermill on its grounds has gone on the market for £3.5million.

Edlesborough Mill in Bedfordshire sits on a bucolic plot with the River Ouzel running through the 23 acres of gardens.

Its watermill stopped working in 1932 and its buildings were transformed into residential use.

The main house is now a five-bedroom property with an entrance hall and dining area, kitchen, sitting room, conservatory and office.

A large reception room with a terrace is on the first floor to make the most of the views, as well as two bedrooms with en suites. On the second floor is the master bedroom with a dressing room and en suite bathroom, and another bedroom and bathroom.

The watermill has become a fantastic visual feature within the property

The 230-year-old windmill also became derelict and lost its sails by 1932. It was converted into residential use after the 1970s.

It is currently a successful holiday let through AirBnb.

The windmill has 886 square feet of accommodation over five floors. There is a kitchen on the ground floor, reception room on the first floor, bedroom on the second floor, bathroom on the third floor and either a second bedroom or lookout spot to enjoy the views on the top floor.

Outside there are well-maintained lawns and four ponds, comprising about 2.4 acres, which attract a lot of wildlife. The ponds are fed by the River Ouzel, of which about 0.75 of a mile runs through the grounds.

There is also open pastureland and productive fruit trees.

Mark Rimell, from Strutt & Parker, said: ‘This is an incredibly rare opportunity. I’ve never come across a windmill and a mill house side by side like this.

Mr Rimell said: ‘The property is very private, but not isolated. There is another property nearby’

He added: ‘The river is crystal clear and you can see fish swimming in it and kingfishers flying over it’

‘But not just that, the most important thing about it is the setting is fabulous. You have got the River Ouzel and the ponds that go with it, it is a great place to live.

‘The property is very private, but not isolated. There is another property nearby. You get the best of both worlds because you have all the peace and tranquillity but you’re not completely isolated.

‘The current owner’s father was hellbent on living in a mill house so he bought this property and converted it.

‘At the moment they let the windmill out through AirBnb and it’s a great source of income as it’s very popular. You could keep it as extra accommodation for when guests come to stay.

‘The views from the top are spectacular. You can see over the Dunstable downlands and Whipsnade is not far away, if the wind is blowing in the right direction you can hear the lions roaring.’

He added: ‘The river is crystal clear and you can see fish swimming in it and kingfishers flying over it.

‘In the mill house you can see the lower workings and where the water used to run underneath in the hallway and they have kept the workings in the drawing room too.’
